Management Surveys
A Management Surveys purpose is to locate, as far as reasonably practicable, the presence and extent of any suspect asbestos containing materials within a building/property which potentially could be damaged or disturbed during normal occupancy.
Management Surveys will potentially involve some light intrusive work and some minor disturbance. The level of intrusive inspection will differ between properties and depend on what is reasonably practicable for individual premises types.
A Management Survey should include an assessment of the condition for the different types of Asbestos containing materials and their likelihood to release fibres into the air if they are disturbed in any way.
A ‘Material Assessment’ will give a preliminary guide to the priority for managing Asbestos containing materials as it will identify the materials which will most likely release airborne fibres if they are damaged or disturbed.
The survey will often involve the taking of samples for laboratory analysis to confirm whether or not Asbestos is present. However, a Management Survey may also involve the presumption of Asbestos depending on certain circumstances during a survey.
A Management Survey can be completed by using a combination of both sampling and presuming suspected Asbestos containing materials. Any materials which are presumed to contain asbestos will also each have their own material assessment carried out within the survey report.
Refurbishment and/or Demolition Surveys
A Refurbishment and/or Demolition survey is required before any refurbishment or demolition works are carried out. These types of survey are used to locate and identify, as far as reasonably practicable, all Asbestos containing materials that are present within any areas where refurbishment are planned to take place, or in the case of Demolition the complete building.
These types of survey involve fully intrusive and destructive inspections as deemed necessary, to gain access to all areas within the fabric of the building including those that may be difficult to reach. A Refurbishment and Demolition survey may also be required in other circumstances, for example when more intrusive maintenance and repair works are planned or for plant removal and/or dismantling.
